With all of the other troubles currently affecting commercial real estate, should #ESG still be a priority? That's what Patrick Richard, the CEO of Stoneweg US, LLC, and AFIRE CEO Gunnar Branson explore in the latest issue of the AFIRE podcast.Compliance with established #environmental, #social, and #governance (ESG) standards became a critical measure of #realestate performance over the past decade. But with the current slate of challenges faced by #CRE — everything from high costs to building and infrastructure obsolescence — some investors are feeling inclined to put ESG lower on the punch list. But that would be a mistake, argues Stoneweg's Richard. In this episode of the AFIRE Podcast, Richard builds a compelling case that investors should prioritize ESG investments as a way to generate higher returns—especially now. “One thing that #sustainability does is protect the value of your assets,” explains Richard, who sees ESG prioritization as a way to decrease risk and increase revenue—critical differentiators in the current real estate market. Richard explains how investing in #climateresilience can decrease #insurance and lender interest rates, currently significant cost centers affecting pro formas. By investing with an ESG mindset, despite some current external financial or philosophical pressures, Richard says: “Not only are you protecting your assets, but you’re creating value at the same time."Watch and listen to the podcast episode here:https://lnkd.in/dZqXqXzkKey Moments00:00 Introduction01:18 How Stoneweg is approaching ESG in the United States02:37 How the US approach to ESG differs from Europe’s.04:21 How does ESG decrease the amount of risk and increase return?05:43 Having a coherent asset resiliency strategy in rising premium environments (like southern Florida) can help with higher insurance costs.07:18 What are Europeans most confused about when talking about investment strategies in the US?9:07 How ESG provides a more holistic approach to investments.10:36 How does Stoneweg US approach the difficulties that come with measuring sustainable practices in multi-tenant units?13:06 Driven by risk, Stoneweg US primarily focuses their ESG practices on attainable housing rather than higher-income earners.15:48 How is the US real estate market achieving a more sustainable environment?17:09 What do most people get wrong about ESG?18:24 Are there areas in ESG where Europe could learn from the US?

Is ESG More Than a Trendy Buzzword in Property Development? Let's be honest, when you hear or read those three letters, if your first instinct is to roll your eyes, I sympathise.Notwithstanding, in an eye-opening episode of the PFP, I sit down with Ghislaine Halpenny, the force behind regional development giant, Regal's ESG initiatives, to dissect the real impact of ESG in property development. As you can see from the video snippet below, it wasn't all softballs, we touched on some pretty crucial and controversial topics and explored why even for SME developers and finance brokers, ESG is going to become increasingly relevant. You won't be able to ignore the subject for much longer... and if you thought ESG was just about environmental facades, prepare to dive deeper. *Why ESG Is Crucial in Today’s Market?*Forget the basic ESG pitches. Ghislaine explains how Environmental, Social, and Governance factors are not just integral to compliance but are crucial for driving genuine community benefits and strong financial outcomes.*Cutting Through the Hype*We address the challenges head-on, discussing the realities of greenwashing and the complexities of implementing true sustainable development amidst superficial claims.*Financial Impacts of Genuine ESG Commitment*Does ESG affect financial performance? We explore how robust ESG credentials can influence planning approvals, attract discerning investors, and provide a competitive advantage.*Redefining the Industry*It’s time to change the narrative. We debate how adopting stringent ESG standards can transform industry practices, elevate public trust, and position developers not just as builders, but as pioneers of sustainable innovation.Join us for a candid discussion that promises to shift your perspective on ESG in property development. Dive into the real stories, the tangible challenges, and the significant impacts of ESG.This podcast episode is available wherever you get your podcasts, including Youtube, Apple Podcasts and Spotify. You should already be subscribed, but if you're not, search "Property Funder Podcast" in your podcast app and you'll be redirected. Thanks as ever to D'mitri Zaprzala and Avamore Capital for their continued support. ESG in Real Estate: Navigating the Moving Targets (Real Estate Insights podcast by Savills)The real estate sector plays a crucial role in addressing environmental, social, and governance (ESG) concerns, contributing around 40% of global emissions. However, navigating the constantly evolving ESG landscape presents significant challenges due to the long-term nature of real estate projects and the variability in policies and standards across different regions and jurisdictions. Key Takeaways:Companies are increasingly using ESG performance as a competitive advantage and a way to differentiate themselves, driven by consumer demand, access to capital, and the need for an orderly transition to net zero emissions. While policies provide benchmarks, corporates are setting their own ambitious ESG strategies and commitments, often going above and beyond compliance requirements to mitigate reputational risks and secure first-mover advantages. The real estate sector has the opportunity to be an influencer and standard-bearer in the ESG space, shaping policies through consultations and creating their own robust ESG frameworks for developments. Achieving gender equality and enabling women to participate equally in the workforce could increase global GDP by 20%, highlighting the economic benefits of addressing social aspects of ESG. Methane, a potent greenhouse gas 28 times more powerful than carbon dioxide, presents both challenges and opportunities for the real estate sector in terms of emissions management. As the ESG landscape continues to evolve, the real estate sector must proactively embrace ESG principles, demonstrating leadership and innovation to stay ahead of the curve and contribute to a sustainable future.

Recently, I had the privilege of diving deep into “Real Estate x Decarbonization” on the Forbes podcast with Harichandan Arakali✨During this conversation, we explored some fascinating concepts, including:→ How rising energy costs and potential carbon taxes are forcing major financial institutions to re-evaluate their real estate portfolios?→ Why traditional valuation methods simply don't account for the long-term financial implications of climate change?→ Why ESG reporting needs to evolve from a box-ticking exercise to a strategic tool for navigating climate risk?→ Why, unlike other companies, we've developed a "focussed and vertical" approach to carbon accounting and decarbonization solutions in the real estate and construction sector, which contributes nearly 40% of total emissions globally? And more… The Bottom Line: Climate risk is a force that will fundamentally change real estate. From valuations and accounting practices to construction methods and how we utilize buildings, the entire industry is due for a transformation. So, if you’ve ever wondered how climate change is impacting the future of real estate, tune into the podcast :)#podcast #realestate #decarbonization #sustainability #founder
