Rental Policy

RESERVATIONS: Reservations may be made in person, by phone, or on-line at our website. Your first payment is due within two weeks of placement of reservation, and your balance is due 30 days prior to arrival. If we do not receive your first payment within two weeks, your reservation may be canceled. While Mountain Lake Rentals makes every effort to provide you with the most accurate information, please note that verbal misquotes on rental rates, house description, or policies will not be honored.

CHECK IN TIME: You may check in at 4PM on the Saturday of your arrival. It is your responsibility to make other arrangements if you are planning to arrive late by calling Mountain Lake Rentals. Late arrivals may pick up their keys and directions outside the front door. We recommend that you arrive before sundown to avoid looking for your rental home in the dark. The office closes at 5PM and is not open on Sundays.

CHECK OUT TIME: You MUST check out by 10:00AM. Because we have to clean the rental home for next renter, we ask that you leave no later than 10:00A.M. Late checkouts (after 10:00A.M.) will be charged an additional $50.00/hr. When leaving please follow the "Check-Out Procedures" sheet enclosed in your Check- In packet.

KEYS: If all keys are not returned to Mountain Lake Rentals, the renter will be charged $25.00 per each key lost. Keys may not be left in the homes under any circumstances, and those left will incur a $25.00 collection fee.

RESERVATION FEE: There is a non-refundable fee of $45 charged at the time of reservation.

TAX RATES: A 6.75% sales tax and a 4% occupancy tax will be charged to each rental amount.

SECURITY DEPOSIT: All security deposits must be paid 30 days prior to arrival. All renters and guests must leave the rental unit in an undamaged condition and they are responsible for any damages and the cost of any repairs and extra cleanings. The renters must report all damages and problems immediately. All renters are also responsible for any missing items from the rental unit and their replacement cost. The security deposit less any damage charges will be credited back to the renter within two to four weeks of their departure.

PAYMENTS: All reservations require an advance rent payment in the amount of 50% of the total rent due within two weeks of reservation. Personal checks and Visa/MasterCard are accepted. The balance of the rent plus taxes, security deposit, and other fees are due 30 days prior to check in.

LAST MINUTE RESERVATIONS: Renters who reserve homes less than 30 days before arrival must pay in full at time of reservation by credit card.

CANCELLATIONS: All cancellations MUST be in writing. Renters will be refunded the amount of payment that has been made less 10% cancellation fee only if the house is re-rented. If the house is not re-rented for the entire rental period but for a segment of the time, the renter will be responsible for the difference. If renters cancel upon or after arrival due to unforeseen circumstances there is no refund available. We strongly recommend you to purchase Trip Insurance.

REFUNDS/TRIP INSURANCE: Renters will not be entitled to a refund due to late check-in, early check-out, mechanical malfunction, disruption in utilities, disruption or loss of cable/satellite T.V., bad weather, illness, accident, acts of God, or damage to personal property. We strongly recommend renters to purchase trip insurance for their own protection.

PETS: Dogs are allowed only in certain homes. Sorry, no cats or other animals! Arrangements for your dog are required to be made at the time of reservation and a non-refundable pet fee will apply. Failure to notify Mountain Lake Rentals of your dog in a pet friendly home (or discovery of animal after your stay) will result in a $250 fee. Discovery of any animal in a non pet friendly home during your stay will result in immediate eviction without refund, and any evidence after your stay will result in a $500 fee. Renters accept full responsibility for cost of any repairs and extra cleanings due to their pets causing any damage. Certain homes do require a Veterinarian signed and dated copy of current vaccination and flea medication record 30 days prior to check in.

NO SMOKING: All rental homes are non-smoking. If the renters smoke inside the rental units they will be charged $250 and they will be responsible for any costs associated with damage resulting from smoking inside.

OCCUPANCY: North Carolina law permits two persons per bedroom. Each of our rentals has a specified number of occupants. Misrepresentation by renters will result in instant eviction. NO HOUSE PARTIES! Occupancy of the premises must not disturb the neighbors. Mountain Lake Rentals can terminate this contract and ask renters to leave immediately without refund.

TELEPHONE USAGE: Every rental home has local telephone service. Renters must use calling cards or cell phones to make long distance calls. If it is necessary for Mountain Lake Rentals to bill renters for long distance calls, the renters will be charged the cost of the phone calls plus a $25 service fee.

SATELLITE/CABLE TV: Most of our rental homes have satellite or cable television but the movie rental access is blocked. We recommend you rent movies from Ingles and use the rental home's DVD player. If it is necessary for Mountain Lake Rentals to bill for movie rentals, the renters will be charged the cost of the movies plus a $25 service fee.

ITEMS LEFT BEHIND: Mountain Lake Rentals is not responsible for any personal items left by the renters. A $25 service fee plus cost of the shipping will be charged to renters for returning their personal property.

WATER: Most of our rental homes have private wells. Renters are asked to conserve water as much as possible.

FOR SALE: Some of our rental homes are for sale and subject to be shown by appointment only.

INSPECTION/ENTRY: Mountain Lake Rentals and its agents and contractors reserve the right to enter the premises to perform maintenance or repairs. We will give advance notice whenever possible.

ITEMS FURNISHED: Every rental home is furnished with kitchenware, appliances, light housekeeping products, bed linens, and towels.

ITEMS NOT FURNISHED: Some commonly requested items that are not provided include: coffee filters, coffee, paper towels, napkins, salt and pepper, liquid and dishwasher detergent, shampoo, and lotion. There is a grocery store located just 3 miles from the resort.

LAKE GLENVILLE: Lake Glenville is owned by Duke Power; therefore Mountain Lake Rentals is not responsible for the water levels.

RECREATIONAL VEHICLES: Most of our rental homes are in restricted subdivisions where the use of recreational, camping, and ATV vehicles is prohibited.

Renters are asked to please respect these homes as if they were their own. Renters must report all damages and/or problems in the rental unit right away in order for Mountain Lake Rentals to address them immediately.
